Bennett Construction were appointed as the Design Build Contractor to build a 96 bed Travelodge Hotel with ground floor retail space and an underground carpark at 214218 Cricklewood Broadway.

The building is five storeys in height over a basement carpark (48 spaces) and was built to a BREEAM Very Good rating. This brown field site was located on the A5 on an extremely busy thoroughfare in North London. The building footprint covers the entire site area and will lead to significant logistical challenges in the delivery of the project to a very tight timescale. At an early stage, Bennett Construction worked with the Design Team and Client to offer up engineering solutions for the basement construction and ME installation design. The basement construction was changed from perimeter contiguous piled walls to a permanent sheet piled option. The sheetpiles provided watertightness on the vertical face and were shotblasted and painted to provide an architectural finish. They also withstood imposed upper loads via their connection into the perimeter R/C capping beam. The basement footprint was approx. 43m x 30m and the basement slab was constructed over 3 main pours. Internal bored cast insitu concrete piles (115 Nr) were used to support the internal column and slab loads. The ME Design was advanced by our subcontractor and plant was taken from the 1st floor roof area and repositioned to areas of the ground floor and basement , following agreement with the Client. This meant an earlier start to first fix plant works. The project also used bathroom pods for the bedrooms. The upper floors and roof were also of R/C construction and comprised of column and flat slab construction and there were 2 main cores for stability. The faade was weathered by a combination of curtain walling, zinc cladding, shop front frameless glazing, limestone architectural stone, Reglit glazing as well as standard punch aluminium windows and brickwork. The perimeter structure was framed by the metsec system. A Sappi modified bithuthene 3 ply membrane was used on the roof. Logistically , the project offered challenges as the site fronts onto the busy Cricklewood Broadway, there for the project involved constant communication to inform various utility bodies, Barnet Area Council, local shops and households of the various stages of the works. Internally, the fit out comprised of 96 Nr finished bedrooms, 2 nr passenger lifts and circulation stairwells, reception area, offices, the bar, restaurant and a kitchen. The basement and ground floor slab were finished to Class C exposed area standard and offer 44 Nr carspaces. The project was completed on time within the 53 calendar week programme, and with the provision that no snags were outstanding post Practical Completion.
