The project was procured through tendering and entailed the high end fit-out of new office space over 8 floors within an existing office building structure Plaza 1 of the Burlington Road office development.
The new office accommodation from 5th floor to lower ground is used to consolidate the staff and activities of the bank which were previously accommodated in a number of diverse buildings around the Capital. The basement floor was utilised to accommodate generator rooms, chiller ice banks and UPS room together with condenser rooms and ancillary back of house service elements.
This was the first fit-out for the existing building and included the complete fit-out of what was the grey box shell to provide the high quality, flexible office space required.
There was particular focus on energy efficiency and the original building was delivered with a BREAAM rating of ‘very good’.
This scope of the works included the following:
• Provision of solid and system partitions
• Reflected ceilings with chilled beams
• High Class Finishes throughout
• Loose and Fitted Furniture element
• Dealer desks
• Mechanical Services
• Air handling / cooling
• Electrical services
• IT / Data / comms and ups back up
• Full catering facilities
• Upgrading of the existing ground floor entrance.
Access to the basement site compound is via the ramp from ground floor. This route is shared as the basement carpark is fully occupied. All logistics are planned around peak car park times.
The provision of an early sample room provided a key to quality control and successful delivery.
