The works involved the full fit out of 3 floors and the common areas of Harbourmaster Place House. The fit out had to be carried out to the strict and unique corporate standards set by this worldwide client and each floor area was equally split into enclosed and open plan space.
Susquehanna uses the building as their European trading centre and the comms rooms and data centre had to be completed to the highest international standards.
The finishes in the building were unique to the Client and they used many items such as pre-vinyled floor tiles from their corporate finishes schedule in Philadelphia USA.
During the fit out, Susquehanna developed many business development ideas, this meant that the brief was very dynamic. Susquehanna incorporated many employee rooms such as games and relaxation areas into the fit out. Bennett (Construction) Ltd., at all stages responded to Client requests as the project proceeded and produced the full fit out on time and to the Client’s satisfaction.
The Client had an approved list of material suppliers for products such as floor finishes, furniture and communication infrastructure. All of these became sub-contractors to Bennett (Construction) Ltd., and were managed and co-ordinated by Bennett management in conjunction with the Client representatives.
The programme on the contract was 14 weeks. To ensure that the high level of production required was met, a dedicated team of 11 staff managed the project on a shift basis.
Because the building was occupied by other tenants, Bennett set up protocol with the building management company Irish Estates and ensured that noisy activity and deliveries took place out of hours.
All of these Client requests and tenant requirements were successfully managed by Bennett to ensure the 14 week programme was comfortably achieved.
