Bennett Construction recently completed the phased office refurbishment of 7 Hanover Quay. The office block, formally the European Headquarters of Facebook, provides around 68,000 square feet of space, big enough for about 500 workers depending on the layout. 7 Hanover Quay is part of the IPUT focus on acquiring best in class commercial properties in prime Dublin locations.
The project involved the complete strip out of the existing fit out including all partitions and fittings back to open plan floor areas, with refurbishment of landlord areas, lift lobbies, toilet cores, main entrance and reception area.
The reconfigured main entrance involved extensive structural alterations to facilitate new frameless double height structural glazing with integrated crystal tourniquet revolving door and stainless steel glazed canopy. Structural laminated glass fins were utilised to support the double height glazing minimising the use of framing and bracketry.
Work to the reception area included painted glass feature walls with limestone skirtings and Armourcoat specialist plaster finishes to feature areas. The floating ceiling features are backlit with LED halo lighting. Bespoke reception furniture include a fully serviced reception desk finished in Corian.
New internal finishes included powder coated steel framed full height Janisol glazed doors and Profab concealed duct door system finished with Armourcoat SMG polished plaster to all lift lobbies; new toilet cubicle system throughout; refurbishment of the existing lift cars including car fit out and controls upgrade; installation of staff and executive shower suites finished to a high standard in large format porcelain tiling and provided with secure lockers.
The existing services were reconfigured to the open plan arrangement with maximum flexibility for sub-division and include chilled beam air conditioning on upper floors with heat recovery, VRF on ground and 1st floor; fire alarm system designed to L1; fresh air supply to each floor in excess of 1/10sq.m. occupancy; new BMS controls and updated soft & hardware; new access control & cctv installation; Boon Edam speedlane series entrance turnstiles; digital intercom
