Harbour View Mixed Use Development, Dublin

This is a five block development.

This is a five block development.  One block  contains 110 apartments on six stories, plus penthouse levels, while the other four buildings  provides 10,650 sq.m. of office space. Two levels of underground car parking is provided below the podium.  Surrounded by an open area plaza.

To enable the construction of a Double Basement car-park we excavated 35,000 m3 of soil and 20,000 m3 of white granite from the ground and removed it off site. The white granite was particularly cumbersome and required two number 70 Tone excavators with 8 Tone breakers attached over a period of 3 months to remove in its entirety.

The perimeter of the basement was retained by 12m deep, 900 diameter, Secant Piles of which there was 4,350m2 required in total. The piles were retained by being driven in to the granite below formation level and at the top by a series of rock anchors and wailing beams. The rock anchors were approximately 12m long and the wailing beam was subsequently fitted by being bolted to the rock anchors.

The basement double car-park which has the capacity for 400 car spaces was constructed in Reinforced Concrete. The perimeter retaining walls were formed on one side only and poured directly against the secant piles and voltex on the other side.

The  tight site boundary and built up surrounding area meant that traffic management and preplanning was vital.
