This Design & Build project consisted of a new build extension (circa 16,000 m2) to an existing live warehouse facility delivered in a 22 week period.
The structure form of the building is of steel portals in a 4 bay configuration with an eaves height of 14.5m and an apex of 17m. The cladding to the perimeter is a composite insulated panel over blockwork base walls with acrylic renderfinish. Composite decking forms the roof with integrated roof lights and smoke vents. The ground conditions necessitate the installation of 2100 precast piles to depth of approx 8m. The internal concrete slab of is a high quality FM2 finish to facilitate the provision of the extensive warehouse racking system.
The project involved full M&E and Sprinkler, 15 dock levellers and all associated serviceinstallations. A new security office and substation were also provided as part of the works. The external yard consisted of circa 24,000 m2 of concrete laid to falls with retaining walls, all associated drainage and underground services to cater for the extension of the existing facility. The yard is ramped down to facilitate the introduction of the 15 loading bays with dock levellers.
The scope of the project included considerable strengthening of the existing building involving internal piling andstrengthening details to the existing steel ridge and valley rafters with all works carried out in a fully operational warehouse. This particular element involved considerable close detailed planning for successful delivery. The upgrading and remodelling of the offices and welfare facilities in the existing warehouse were also completed in the contract period. The preconstruction planning with the Client and the Warehouse operator allowed for the relocation of the existing logistic routes at the early stages of the project and formed a key part of our strategy to deliver this project in a 22 week period.
