The project comprised of the refurbishment of an existing apartment block located at 28 Amwell Street in the London Borough of Islington, EC1R.

The Charles Allen Building contains 14 apartments from ground floor to 6th floor with a part basement under. The existing building is that of a reinforced concrete frame clad in brick with glazing and balconies predominantly to the West elevation.

The building was located on a self contained site which is bounded to the West by Amwell Street, to the East and South by a Thames Water Plant Facility and by a works yard and residential house to the North. The refurbishment works took place while 4 No Apartments (Regulated Tenants) remain occupied.

The scope of the works included the infilling of the current recess to the rear of the building with residential accommodation and the replacement of all the apartment windows. The repointing of the entire faade and the provision of an external water pump room and waste storage facility were also included as part of the scope of the works. Substantial remodelling of the internal layouts was carried out to facilitate the rear extension element.

As there were live underground water pipes from the adjacent Thames Water Treatment Plant traversing art of the site, BCL works included the provision of safe access and egress while the piling works and ground works were carried out to facilitate the infill extension to the rear of the building. The provision of scaffolding to the building perimeter facilitates the window replacement, the removal of the existing concrete balcony upstands and the repointing of the facades. This scaffold was also utilised to completed the bronze elements added to the rear infill and to the existing parapet.

The scope included the insertion of steel members to the structure of the existing stairwell while facilitating access and egress requires close coordination and agreement with the remaining residents. Landscaping and external hard finishes was completed in the final phase of the project and comprised of the removal/ replacement and upgrading of the garden planters to the front of the development and the resurfacing of the rear yard. The provision of new waste storage facility and water storage/ pumping facility along the North perimeter was completed in advance of the resurfacing works.
